About Saddleridge subdivision:

Saddleridge subdivision is excellent for anyone needing or wanting to be close to San Marcos for work, education or shopping. It is considered a Wimberley community and is located four miles south of the Wimberley square at what "locals" call the junction. From Saddleridge subdivision the road east heads towards San Marcos and west towards Canyon Lake and Blanco.

There are two things to pay attention to when looking in Saddleridge. First, there are some of the most wonderful old-growth, Oak forests to be found here. You will not find them if you do not get out of the car and walk the property. On one block you are standing in a tall forest and in another, you are standing in a Cedar field. There are also some wonderful views on the back of some properties.

Also, pay attention to school districts. Wimberley I.S.D. and San Marcos I.S.D. both lay claim to Saddleridge. Make sure you are in the district that you want your kids to attend.

If living on 2-5 acres is important to you then also take a look at Las Lomas and River Oaks.

Saddleridge Real Estate:

2023 home sales in the Saddleridge subdivision continue to rise in 2023 with an average price increase of 13.5% but on half the volume with only four homes sold. Note that the homes sold in 2023 were located on almost twice the acres from the previous year with an average of 8.75 acres.

Saddleridge home sales continued to rise in 2022 with eight home sales showing a huge increase in average price of 33.67%. Per square foot prices were substantially higher but note that hoes being sold were on larger acres than those in 2021.

Home sale prices continue to head higher in Saddleridge with the median home price rising to $675,000 as compared to $516,500 in 2020. All of the homes sold in 2021 were on smaller lots averaging around two acres.

Home sales in Saddleridge in 2020 have edged higher. There was a large sale on big acres (65) that skewed the figures significantly but when looking at median home sales price there has been a significant price increase over 2019 with median sales price in 2020 at $516,500 compared to $474,700 in 2019.
