Wimberley waterfront homes on the Blanco River reside on some of the most beautiful land in Texas. When buying, please, do your homework. Study the flood plain maps, know your septic/well information, as well as deed restrictions and make sure you know the properties high water mark for building purposes. Blanco River homes are the most sought after and highest priced properties in Wimberley. Bottom line..there are very few that come on the market and when they do, they bring premium dollars. Location, number of acres, linear frontage, depth of water and view, all play a role in pricing. Know that all Blanco River properties are not the same and vary in terms of tree coverage, building site location, road noise, accessibility and volume of water flow. Make sure that your Blanco River dream home and the home owners association's restrictions are harmonious. If you find you can not afford river frontage look into subdivisions with Blanco River parks for their homeowners such as   River Mountain Ranch, Paradise Hills, Southriver and River Oaks.

What the sales information for Blanco River homes (above) should be telling you as a buyer.

1) Do some listing agents in Wimberley intentionally overprice Blanco river homes in hopes of finding an uninformed buyer and/or a buyer who is represented by an agent who is unfamiliar with Blanco River Properties in Wimberley or even to set a starting point for negotiations which is too high ?

2) Do some listing agents in Wimberley price Blanco River homes close to actual value in order to market the home effectively and cut down on the days on market ?

3) Is it in your best interest to have a local agent (that would be me) with 15 years of Wimberley real estate experience (including the sale and purchase of Blanco River properties) who knows how to determine what a Blanco River property is actually worth and knows how the listing broker has priced the property ?

4) Is it common sense for a buyer to use a knowledgeable Realtor/Broker who represents your interests (as opposed to the listing agent who has a fiduciary responsibility to get the highest and best price for his seller) in negotiating the purchase price of a property ? Please know that the commission is already contractually set. You do not pay the buyer agent (again, hopefully me) for representing you and your interests, and you do not save money by going directly to the listing agent. If a buyer chooses to deal directly with the listing agent, the listing agent keeps the entire commission instead of splitting it with the buyers agent.
